Marketing Strategy
I believe every home has its own story and selling strategy. From a historic home needing the right buyer who appreciates period details, to a modern condo perfect for first-time buyers, every home calls for a unique approach.
Our partnership begins with understanding your home's distinctive features and target buyer profile. Then we'll create a customized marketing plan that showcases what makes your property special in today's market.
Preparation Services
Smart preparation can dramatically impact your sale price.
On my first house visit, we'll walk through your home identifying strategic improvements - perhaps it's refinishing hardwood floors hidden under carpet, or updating light fixtures to modernize spaces. Not every improvement makes sense - we'll focus on changes that deliver real returns.
I can coordinate with my trusted network of contractors (who I've worked with for years) to handle everything from deep cleaning to kitchen updates. You can be as involved or hands-off as you like - I can manage the whole process.
Staging
Staging goes beyond just making rooms look pretty. Staging is strategic and favorably impacts your time on market and bottom line.
Benefits of staging:

Photography and Video
Photos are the primary way to catch buyers' attention. Great photos don't happen by accident.
I work with professional photographers who understand the technical challenges of real estate photography - like capturing bright windows without darkening interiors, or finding angles that make spaces feel expansive yet accurate.
We time photo shoots to capture the best natural light and showcase outdoor spaces in their prime.
Video is evocative and breathes life into the home - helping buyers imagine their daily routines in the space. We highlight unique features like morning light in the kitchen or the perfect back patio for evening entertaining.
3D Tours
The 3D tour is one of my favorite marketing tools. It puts buyers IN your home, virtually! It's just like being in the home and allows buyers to spend as much time exploring the spaces that make your home special.
3D tours are a game changer when one of the decision makers is not able to see the home in person. Perhaps your home is listed when one of the partners is out of town. With the 3D tour, buyers who have been looking and know the market can feel confident submitting an offer when only one of them is able to see your home in person.
Digital Marketing
Today's buyers are online. It's no surpise that in a tight real estate market, buyers have a community around them who will share listings they see online that they think their friend or family member should know about.
That is why it is important to advertise on Instagram and Facebook, sharing new listings through photos, videos and stories that capture buyers' attention.
Property Brochures
Print still matters. Our premium property brochures enhance home tours and serve as sophisticated takeaways that buyers keep.
Printed on quality stock, these 8-page feature sheets connect with buyers through professional photography, compelling property descriptions, and essential details about your home and neighborhood.
Each brochure includes detailed floor plans, recent updates, and key information about systems and amenities. Buyers consistently tell us these materials help them envision the possibilities and make confident decisions.
List Price
Pricing strategy is critical for your success. Pricing has the power to attract or turn off buyers. Pricing is another marketing tool.
Pricing isn't just about analyzing comps - I also take into consideration psychology and strategy. I will analyze:
• Recent sales trends by property type
• Current buyer behavior patterns
• Seasonal timing impacts
• Competing inventory levels
I will recommend a pricing strategy designed to create the right kind of momentum and attract the right buyers for a successful sale.
Open Houses and Private Showings
Open houses are a great opportunity for buyers to see your home. Additionally, it helps when they see that other buyers are also interested since competition will ensure you get the highest price for your home.
Private showings provide buyers time to see your home with their agent. I recommend putting your home on a lockbox and giving buyers as much access as possible when you come on the market. Whenever possible, I believe removing any friction for the buyers helps your sale.
After showings and open houses, I follow up systematically with the buyers and their agents.
Accepting an Offer
Strategic offer evaluation and negotiation are crucial to achieving top dollar for your home. I thoroughly vet each potential buyer and analyze every aspect of their offer, including:
• Complete offer terms and conditions
• Buyer financial qualifications
• Timeline considerations
• Contingency negotiations
For properties attracting multiple offers, I have a clear process that maintains urgency while encouraging buyers to submit their strongest offers. Throughout the process, I explain the strategy behind my recommendations, and I'll provide regular updates while you are on market.
